About the suburb
Warriewood at a glance
Warriewood sits about 26 kilometres north of the city, in Northern Beaches Council. It takes its name from the Warriewood Estate, which Henry F. Halloran subdivided in 1906 after buying it from the McPherson family. Much later, the NSW Government identified Warriewood Valley as a land release area, and it was rezoned to allow more homes.
Houses and apartments are fairly evenly mixed, with many semi-detached homes among them, and most homes are lived in by their owners. Couples with children are the largest household group, and the most common age group is 40 to 49.
Warriewood Wetlands contain several endangered ecological communities, and the rezoning of the valley came with work to clean up its waterways and manage flooding. There is a small cluster of shops on Narrabeen Park Parade opposite Warriewood Beach, sports fields at Boondah Reserve and North Narrabeen Reserve, and the Rocketship Playground.
The B-Line has served Warriewood since November 2017, with sheltered stops on both sides of Pittwater Road and a two-storey commuter car park. Warriewood Square is the main shopping centre, Mater Maria Catholic College is the local Catholic high school, and North Narrabeen Public School is the local primary.
The trade-offs are worth saying plainly. Parts of the valley are low-lying, so flood planning needs checking for any home near the creeks and wetlands. Newer townhouse and apartment estates vary in build quality, so strata records, levies and defects come first. Homes close to Pittwater Road trade convenience for traffic noise.
