Scotland Island sits in Pittwater off Church Point, which is about 32 kilometres north of the city, in Northern Beaches Council. Governor Phillip first named it after William Pitt, but the first European landowner, Andrew Thompson, renamed it after his homeland and ran a salt works here until his death in 1810.

It is a suburb of houses, set mostly around the foreshore, and a large majority of homes are lived in by their owners. Couples with children are the largest household group, and the most common age group is 50 to 59.

The island is about a kilometre across and rises more than 90 metres above the water. Most of it is bushland, with small beaches of mud, mangroves and rock, and an Aboriginal midden in Catherine Park estimated at 3,500 years old. It was subdivided in 1906, and people began living here permanently after power arrived in 1962.

There is no road access. Residents travel by the Church Point Ferry or their own boats, and most commute to work on the mainland. There are no shops or cafes, but there is a kindergarten, a community hall and a volunteer Rural Fire Brigade, and the island has long been home to artists and musicians.

The trade-offs are worth saying plainly. Island life means every trip, every grocery run and every building job goes by water, so a home here needs judging on its wharf access as much as on the house. Bushfire checks matter, and water and waste services work differently from the mainland. And because few homes change hands here, treat the figures in the statistics box as a guide, not a price.
