A small, quiet peninsula of family houses where homes are held for decades and few reach the open market. We help you buy here with evidence, not guesswork.

About the suburb

Northwood at a glance

Northwood sits on the north bank of the Lane Cove River, between Woodford Bay and Gore Creek, about eight kilometres north-west of the city. It is one of the smallest suburbs on the Lower North Shore: around 330 homes on less than half a square kilometre, and five parks and reserves cover about an eighth of it.

It is almost entirely houses, and most are lived in by their owners. More than half of households are couples with children, and the most common age group is 10 to 19.

People stay. Owners tend to hold their homes for decades, so very little comes up, and much of what does changes hands quietly, without a public campaign. If you want to buy here, you need to be known to the people who hear first.

The suburb takes its name from Northwood House, built in 1878 to a design by Edmund Blacket and now on the State Heritage Register. The painter Lloyd Rees lived in Northwood for many years. Buses run towards Lane Cove and the city, and St Leonards is the nearest train station.

The trade-offs are worth saying plainly. In a suburb this small, one waterfront result can swing the numbers, so treat the statistics box as a guide, not a price. Sloping and waterfront blocks are common, which affects access, building costs and what you can add later. We check those things before you fall for a view.

How we work

How we help you buy in Northwood

In a suburb where most homes are held for decades, the work is finding the right house before it is advertised, then judging it on evidence. On average, a search with us looks like this.

~50reviewed in detail
~20inspected and filmed for you

Director-led, start to finish

You deal with Sarah and Mike directly. No juniors, no hand-offs. Over 75% of the homes we buy are secured off-market.

A fixed fee, agreed upfront

Our fee is set before we start and is not a percentage of the price, so we are never better off when you pay more.

We will tell you when to walk away

We are as proud of the houses we talk clients out of as the ones we buy. If a Northwood home does not stack up, you will hear it from us first.
