About the suburb
Warrawee at a glance
Warrawee sits about 17 kilometres north-west of the city in Ku-ring-gai Council. The name is believed to be an Aboriginal word meaning rest a while, or stop here. It is almost entirely residential, and even its railway station has no shops beside it, which is rare in Sydney.
Its homes are mostly large family houses, with a smaller number of apartments, and most are lived in by their owners. Couples with children are the largest household group, and the most common age group is 10 to 19.
The suburb has a long architectural history. Pibrac, designed by John Horbury Hunt for Eccleston Du Faur, went up in 1888, followed by Cheddington and Wirepe. The station opened in 1900, the last built on the North Shore line before it was extended to North Sydney, after residents fought for it even though Wahroonga is only a kilometre away.
Most of Knox Grammar School lies in Warrawee, within a couple of hundred metres of the station, although its address is in Wahroonga. Warrawee Public School, founded in 1906, sits just to the south on the Pacific Highway.
The trade-offs are worth saying plainly. Homes close to the Pacific Highway carry traffic noise, and school traffic around Knox fills some streets twice a day. Many of the older homes are heritage items or in conservation areas, which shapes what you can change. In a suburb this small, treat the statistics box as a guide, not a price.
How we work
How we help you buy in Warrawee
In a suburb of family houses that rarely come up, the work is finding the right one before it is advertised, then judging it on evidence. On average, a search with us looks like this.
Director-led, start to finish
You deal with Sarah and Mike directly. No juniors, no hand-offs. Over 75% of the homes we buy are secured off-market.
A fixed fee, agreed upfront
Our fee is set before we start and is not a percentage of the price, so we are never better off when you pay more.
We will tell you when to walk away
We are as proud of the houses we talk clients out of as the ones we buy. If a Warrawee house does not stack up, you will hear it from us first.
