What does a buyers agent on the Upper North Shore actually do?
We work only for you, never for the seller. That means shortlisting the homes actually worth your Saturday, telling you what a property is worth in writing before you get attached to it, and running the negotiation or the auction bid to a plan you agreed beforehand.
Up here a lot of the value is in the filtering. Two houses on the same street can be a long way apart on aspect, land shape, heritage constraints and the real walk to the station, and none of that shows up in a listing photograph.
How much does an Upper North Shore buyers agent cost?
We work on a fixed fee agreed before we start, so the number does not move because the purchase price does. You will know the fee, what it covers and when it is payable before you sign anything.
If your budget and your brief do not line up yet, we will say so on the first call rather than three months in.
Can you help us buy into a particular school catchment?
Yes, and we will be precise about it. Catchment boundaries do not follow suburb boundaries, they change, and a street can be split down the middle. We check the current boundary against the specific address rather than the suburb, and we will tell you plainly when an agent’s claim about a catchment does not hold up.
We will also flag where you are paying a premium purely for a catchment, so it is a decision you make deliberately.
We have also done it ourselves. Our three sons went all the way through Knox in Wahroonga, so we know the catchments, the buses and the traffic at 8am from twenty years of living it rather than from a map.
What should we know before buying a heritage home on the Upper North Shore?
That the constraint is the point. A heritage listing or a conservation area affects what you can change, what you can add, and how long approval will take, and those answers differ between Ku-ring-gai and Hornsby.
Before you commit we establish what is realistically approvable on that specific property, so your renovation plan is tested against the controls rather than against hope.
How do you stop us overpaying when the right family home finally comes up?
You get a written appraisal and an agreed walk-away number before the day, both built from comparable sales rather than from the price guide. On the day we bid to that number and we stop at it.
