Around 75% of the homes we secure are bought off-market or pre-market, through relationships built suburb by suburb. That matters most on the streets where good homes rarely reach the portals: from the Eastern Hill of Manly to Malo Road at Whale Beach and Ocean Road at Palm Beach.
Coastal buying also carries risks that do not show up in photographs. We look past the view to the building, checking salt corrosion, drainage, and the council setbacks and overlays that decide what you can do with a site later. Every serious candidate gets a written appraisal, so your decision rests on evidence rather than momentum.

Family houses are tightly held and command premiums; quality apartments close to transport and the sand stay competitive. Expect strong demand for A-grade stock, especially renovated homes and light-filled units with parking. If you value lifestyle plus commute options, Manly is hard to beat—just budget for competition when the good ones appear.
Freshwater

Freshie’s appeal is simple: a friendly village, a beautiful beach and scarce listings. Renovated family homes and character walk-ups near the shops and sand attract consistent interest. Street and aspect matter—sun, outdoor space and parking are rewarded. It’s a suburb where selection counts: A-grade properties set the pace while average stock can lag. If you want walk-to-everything coastal living without Manly’s bustle, Freshwater belongs on your shortlist.
Fairlight
Harbour views, quieter pocket
Fairlight offers harbour walks, outlooks and proximity to Manly without the same volume of listings. Detached homes are scarce; refurbished apartments with water glimpses or balcony space draw confident buyers. Pricing is resilient at the top end, but presentation and strata health really matter. If you’re chasing a quieter harbour feel with quick access to ferries and beaches, Fairlight is a refined option.
Palm Beach

At the tip of the peninsula, Palm Beach blends ocean drama with Pittwater calm. Stock is unique and cycles can be lumpy, but blue-chip views and standout architecture underpin long-term appeal. Avalon
